The Town of Loudon Planning Board on July 17 conditionally approved a small parcel transfer (application 25‑12) between property owners Carol Soule, Bruce Dawson, Christopher Dobbin and Katrina Vicente. The transfer parcels are under Marin/Greenview/White House Road neighborhoods; the board described the request as a bounded internal transfer that primarily reshapes an existing lot.
Surveyor Jeff Green presented the lot‑line plan showing a 1.081‑acre parcel to be transferred from Lot 7 to the adjacent lot, reducing the donor parcel from about 20.8 acres to 19.72 acres and increasing the receiving parcel from 2.04 to 3.121 acres. TRC review notes were incorporated, including identifying a flood‑zone note added to the plans and clarifying turnaround dimensions tied to prior phasing. A waiver was requested to avoid surveying the entire larger parent parcel because of its size; the board granted the waiver.
The board required three plan corrections before they will sign the final plan: (1) clearly label the setback lines on the plan, (2) add a planning‑board approval block on the recordable sheet, and (3) correct the lot number typographical error (change 597 to 5957 where appropriate). With those corrections noted, the board approved the land transfer by motion.
