The Clark County Commission approved a holdover use permit allowing outdoor storage and display for Power Plus on Olive Street in Sunrise Manor after the applicant submitted revised plans and agreed to county conditions.

Power Plus representatives told the commission the business has operated at the site for 28 years and that the property was built under older zoning; a recent licensing renewal revealed the outdoor storage lacked formal approval. The applicant agreed to pave the storage area, reverse driveway flows to address throat-depth and ADA concerns, and open gates during business hours to avoid safety conflicts with a wall that otherwise would need to be moved.

Jean Parrot, manager of a neighboring mobile-home park, testified she supports the business but asked the county to address adjacent issues including nonworking streetlights and junk in the area. Commissioner Segerblum and staff agreed to perform a site visit and review the neighborhood concerns.

Conditions added to the approval included gates open during business hours, compliance with air-quality standards, internal chain-link fencing to separate paved and unpaved areas, and a five-year review of off-site improvements if a special improvement district (SID) does not proceed. The applicant agreed to participate in an SID for off-site improvements if required.

The commission voted to approve the permit per the revised plans shown at the hearing. The applicant was asked to submit the final revised drawings to staff to include in the project file.
