Planning board conditionally approves Tracks and Trails subdivision after multiple waivers

The Town of Loudon Planning Board voted July 17 to grant several waivers and to conditionally approve Tracks and Trails LLC application 25‑10 (Map 52, Lot 5‑1), allowing the proposed subdivision to proceed subject to five conditions.
Project representatives said they had completed a board site walk and submitted updated plans addressing drafting clarifications, separated waiver pages and corrected plan labeling. The board and applicant discussed and corrected lot numbering inconsistencies; the applicant committed to making those corrections on the bridal/recordable plans.
The board approved a sequence of waivers covering modified private‑road cross‑sections (reduced travel width and no shoulders), non‑symmetrical centerline alignment within the right‑of‑way, a non‑flat grade within 50 feet of the intersection, extended travel distance to the foremost lot (approximately 1,500 feet where 1,000 feet is the usual maximum), and other plan consolidation waivers.
Conditionally approved items required before final signoff are: removal of existing topo from the recorded plans, obtainment of DES wetland/dredge & fill permit, obtainment of DES NPDES construction general permit, correction of lot numbers on all plans, and successful review by the town’s NOBISH (town engineer/review) process. A motion to continue to conditional approval was made by Rodney Phillips and seconded by Jeff Miller; the board voted in the affirmative.
