The Town of Loudon Planning Board on July 17 granted a waiver and granted conditional approval for the Stratton subdivision application 25‑08 (Map 47, Lot 18), allowing a three‑lot subdivision with modifications to the frontage requirement.
The applicant requested a waiver from Section 23.6.1.c to reduce the frontage width at the front setback line. The board heard measurements for the proposed frontage: Lot 18‑1 was described as 192.3 feet and Lot 18‑2 as 180.98 feet at the front setback line. After a short discussion the board approved the waiver by voice vote.
The planning board then discussed recommended edits to the draft conditions and plans. Staff and the applicant agreed to revise Note 13 so the language reads that a cistern “shall require” installation if Lot 18 is subdivided further (the applicant initially proposed “may”). The board asked for submission of the DES approvals, an explicit culvert size for Lot 18‑1 across the road, cleanup of PSNH (Public Service Company of New Hampshire) utility mapping, and placement of the wetland delineation stamp on the plans.
A motion to conditionally approve application 25‑08 carried on a motion by Forrest Green and second by Jeff Miller. The approval is conditional on the five items: obtaining DES approvals, revising Note 13 to read “shall require,” adding the culvert size, correcting PSNH utility information, and adding the wetland stamp. The board recorded the public hearing as opened and closed during the meeting; the board’s conditional approval was given after the waiver was granted.
