On Jan. 7, 2025, the Branson Planning Commission approved a final subdivision plat for the Summit at Branson Estates, allowing previously shared common elements around existing residential structures to be converted into nine individual lots.
Staff said the property is zoned a planned development (the Whitetail PD) and described the plat as converting building footprints into traditional lot lines so individual owners would take ownership of the land surrounding their residences. The site is located east of Highway 65 and south of Branson Junior High School in Branson, Missouri 65616, and county/municipal mapping in the staff packet showed sanitary sewer running in the rear of the property with water in the front.
Staff noted the PD calls for a 50-foot vegetative buffer along the rear of the property and a 50-foot setback, both of which are reflected on the plat. Notices for the public hearing were mailed to property owners within 185 feet of the site and advertised in the legal newspaper. The applicant, Harry Styron of Styron and Schilling, was present; no members of the public commented during the hearing.
After a motion and second to approve, the commission recorded a roll-call vote with eight yes votes, zero nays; the motion carried.
Planning and Development staff recommended approval and told commissioners the final plat implements the 2030 preferred land-use plan designation of low-density residential for the parcel. The commission’s approval permits the plat to be recorded and for lot lines to be established under the city’s subdivision regulations.
