The Planning Board on Aug. 21 continued site‑plan review for the Mastriano Group’s proposal to build a six‑bay contractor base at 180 Route 125 after applicants provided revised plans but had not yet secured required signoffs from the fire department and town engineer.
Ryan Lavelle of Lavelle Associates, who represents the Mastriano Group, told the board the project covers roughly 2.77 acres and would include contractor bays, a fenced dog‑daycare area on the site and a combined septic system serving the contractor base, the dog‑daycare and a neighboring auto sales parcel. Lavelle said engineering work is largely complete and that his firm will design a new septic system and finalize drainage details.
Applicants requested two waivers: one from a town standard that would normally require a 30,000‑gallon cistern for fire suppression and another from a stormwater requirement that calls for high‑intensity soil mapping. The applicant proposed a 15,000‑gallon cistern, noting an adjacent property installed that size and that the fire chief had discussed cistern siting with the project engineer. The board said it needed written concurrence from the fire chief before it could rule on the cistern waiver.
“Before we can vote on a waiver…we’ve got to see letters from both the fire department,” a board member said. Planning board members also noted that TEC, the town’s peer reviewer, had raised drainage questions and asked for stormwater computations to be rechecked. Lavelle said he would send the revised materials back to TEC for a second review and seek the fire chief’s written correspondence.
The board voted to continue the application to Oct. 2 to allow time for the town engineer and fire chief to review the revised drainage calculations, for the applicant to provide a maintenance plan for the stormwater system, and for the applicant to provide any outstanding correspondence requested by TEC.
Next steps: applicant to send revised drainage calculations and stormwater maintenance plan to TEC and the town engineer; applicant to obtain written confirmation or comment from the fire chief about cistern size and turning‑radius requirements; staff to place the item on the Oct. 2 agenda.
