Planning and Public Works staff recommended conditions to stage off‑site improvements, allow a chain‑link fence with slats for five years before requiring a block wall, and set gate‑setback and administrative review requirements consistent with nearby properties.
Commissioner Kirkpatrick moved to approve the companion items with conditions adding a two‑year delay before requiring consolidated off‑site improvements so multiple applicants can coordinate construction. The commission’s motion also requires payment of tree‑in‑lieu fees if applicable and gives the applicant an alternative landscaping option for the narrow frontage area rather than full code landscaping. The motion passed.
Staff noted that Fire Prevention and Public Works coordination will continue, and that applicants must meet the specified staging and gate‑setback conditions as a condition of approval. No public speakers commented at the county hearing.
