Sheldon Cohen, representing the applicant, told the commission the building is designed to avoid overwhelming the street and to complement the industrial character of the area. Public Works had raised concerns about a detached sidewalk fragment adjacent to utilities; staff and the applicant agreed that a continuous attached sidewalk would better match the surrounding streetscape and reduce conflicts with utilities.
Public Works and staff recommended approval subject to the conditions described in the staff report; the applicant indicated readiness to answer follow‑up questions. Commissioner Gibson moved approval of companion items 21 and 22; the motion passed.
No members of the public spoke on the item during the county hearing. The county record shows town advisory review and standard public‑works coordination will continue through the permitting process, including final sidewalk, drainage and street‑lighting details.
