The City of Wildwood Board of Adjustment on July 17 approved a variance allowing a two-foot reduction to the front-yard setback for an attached two-car garage at 10 Foxview Lane.
Homeowner Tom Zeni told the board the house s design and the need for conventional stairs and garage footings required shifting the garage slightly, resulting in a requested 48-foot front-yard setback instead of the 50 feet required by the nonurban residence district regulations. "I'm actually going the other direction, to kinda keep in design with the house," Zeni told the board, explaining the house s geometry and site constraints.
Planning staff said the property is heavily wooded and steeply sloped, with about 130 feet of relief across the lot, and that the proposed intrusion is very minor and would be constructed in an already disturbed area. The northern neighbor submitted a letter supporting the request; the department noted a nearby property had previously received a 25-foot front-yard variance when the neighboring dwelling was built.
The board moved and seconded a motion to approve the variance and voted unanimously: Bob Morris approve; Anthony Reiner approve; David Bertolino approve; Michael Lee approve; Kevin Lux approve. The department emphasized site constraints and privacy due to grade and trees in recommending approval.
