Commission approves final plat and PRO final plan for Eagles Ridge Estates fifth plat

The Planning Commission on June 23 approved the PRO final plan and final plat for Eagles Ridge Estates, the fifth and final phase of the subdivision, which will create 32 single-family residential lots, associated public streets and a system of sidewalks and trails.

City planner Chantel Fry said the final phase will be developed in a single phase and that housing types will match earlier phases. Fry noted building-elevation standards tied to previous approvals, including minimum livable floor areas of 1,600 square feet for ranch homes and 1,800 square feet for other home types, consistent with earlier phases.

Fry said the phase includes a detention basin located in Track G; while the basin does not count toward open space, the overall development already meets the open-space requirement, providing approximately 20.5% open space compared with the 15% minimum. The plan provides public-street construction with a 5-foot sidewalk on one side of the street and a 5-foot-wide trail along MO-7 highway behind several lots and adjacent to the open-space track. Fry also said landscaping requirements include street trees and plant units per lot and that decorative precast concrete wall sections along MO-7 are already installed.

Applicant Brian Ron told commissioners the homes will match existing subdivision character and said the phase is ready for building-season activity. Commissioners asked for clarification about a vacant rectangle on the plan; the applicant confirmed Track A contains the detention pond and abuts the multifamily clubhouse to the south.

The commission voted to approve the final plat (PF-05-25-9571) and the PRO final plan (PR0F-06-25-9610) with staff conditions; both motions passed unanimously.
