Montpelier committee tables request to change Dunkin' Donuts sign lighting; asks for clearer specs

On Aug. 18, 2025, the Montpelier Design Review Committee discussed a proposed amendment to the exterior lighting for a Dunkin' Donuts sign and decided to table the item until the applicant can provide clearer documentation.
The item concerned replacing existing gooseneck fixtures with a hooded rectangular LED wall-wash fixture over the sign. Meredith Crandall, staff, displayed the product specification and described the fixture as hooded on top and designed to “shine down only.”
Committee members raised questions about lumens, fixture color, how the fixture would blend with the building, and whether the sign has a border that the light would highlight. Martha Smerski recommended delaying action: “I think that we should table it till the next meeting.” The committee asked staff to request a better image of the installed sign, exact lumen counts, fixture color options and confirmation whether the sign includes a border.
Staff noted the fixture description included a warm-white LED option and that the proposed optics were a 10- by 40-degree wall wash; staff described the 40-degree dimension as still fully shielded and not projecting light above the horizontal. The applicant (identified in staff remarks as DeMartin) was not present; staff said the applicant may appear at the committee’s next meeting to answer questions about fixture color, lumen totals and placement.
The committee neither approved nor denied the lighting amendment and will revisit the proposal after the applicant provides clearer images and technical specifications.
