The City Commission approved a rezoning that changes a property identified as ROLN Business Park (455130 Third Street North) from General Industrial (GI) to Limited Industrial (LI) on first reading. Donald Kress of the Department of Planning and Development presented the staff report and said the change reduces required setbacks and makes more of the lot developable for smaller industrial uses; staff and the Planning Commission recommended approval.
Kress described the site as a large lot without permanent development that contains construction trailers and equipment and is located near the Amazon warehouse and former sewage lagoons. The applicant's representative was present to answer questions. Planning staff noted the GI zone is intended for large-lot heavy industrial uses; rezoning to LI fits the applicant’s desire to accommodate uses better suited to a smaller parcel.
The commission voted by roll call to approve the first reading of the rezoning ordinance; the motion passed on recorded ayes. No protests or public testimony opposed the change at the hearing. Commissioners did not attach additional conditions in tonight’s vote; the item moves forward through the ordinance-reading process.
