Commission approves PUD amendment to enable limited commercial and potential affordable housing site

The Planning and Zoning Commission approved an amendment to the Greenberg PUD on Aug. 6 that rezones parcels along South 30 Eighth Street from PUD commercial (B-3) to PUD limited commercial (B-1). Planning staff member Mister Brooks presented the item and noted the site’s location and long-standing adjacent uses, including a Furniture Row store.
Brooks said the parcel sits on the east side of the property and that the city has served the area with utilities for some time. "I think it is a good location, and I think it's an area that the city's been serving with utilities for quite some time, and it would be good to get some development on it," Brooks said. He also said the PUD change is tied to a developer interest in affordable housing; staff had notified property owners within approximately 800 feet.
No members of the public spoke during the hearing. Commissioner Eichert moved approval and Commissioner Sandy seconded. The item passed unanimously.
Staff noted the parcel’s long vacancy relative to surrounding development and said changing the PUD classification better aligns allowed uses with planned development. Brooks said the notification radius for this multifamily project was approximately 800 feet and that this was a larger outreach area than typical for some multifamily projects given adjacent single-family areas.
The commission did not adopt site-specific development approvals; the amendment adjusts the PUD zoning category and anticipates future development review consistent with PUD requirements.
