The Planning and Zoning Commission on Aug. 6 approved an ordinance to rezone three properties from I-1 (Light Industrial) to B-3 (General Commercial), a change staff described as a cleanup to align zoning with current business uses. Planning staff member Mister Brooks presented the item and recommended approval.
Brooks said the parcels include properties occupied by Vreeland Remodeling and Muddy Waters, and one parcel associated with the former Stevens Mattress site near the Gateway Drive and North Twentieth Street intersection. "This is the corner of Gateway ... I think we're really, I think these are good things," Brooks said, recommending approval as a cleanup to bring the properties into conformance.
There were no public comments during the hearing. Commissioner Eichert moved approval and Commissioner Mattson seconded. The commission voted by voice and the item passed unanimously.
Staff said the rezoning is intended to regularize zoning where commercial enterprises already operate so those businesses conform to the code. No changes to operations, conditions or permit requirements were discussed at the meeting.
The commission bundled this item with other rezoning items on the agenda as part of an ongoing effort to resolve nonconforming parcels across several districts.
