The Elko County Planning Commission approved a two‑year extension for the developer of the Smiths Creek subdivision to file the Phase 2 final map. The extension moves the deadline from Aug. 31, 2025, to Aug. 31, 2027, under Nevada Revised Statutes and county procedures for subdivision map timing.
Staff noted the tentative subdivision map and an approved Phase 1 final map (filed Aug. 31, 2023) and recommended approval of the single extension; staff said this will be the developer’s only allowable extension under the applicable statute. A representative from Carter Engineering asked for the additional time, noting slow lot sales due to higher interest rates and saying the developer plans to submit plans and move forward with the next phase.
Commissioners voted to approve the extension with the original conditions and findings; staff reminded the developer that if Phase 2 is not filed by the extended deadline the developer will need to seek additional approvals and possibly return to both the planning commission and the Board of County Commissioners.
