The Elko County Planning Commission approved a change of zoning for a parcel owned by the Eldridge Family Trust, converting the parcel from open space to agricultural‑residential (AR) so the owner may create a smaller parcel to house a family member. Planning staff said the parties reached agreement and recommended approval with the condition that any future conveyance include the findings and conditions of approval.
Bob Thibault of High Desert Engineering, representing the applicant, told the commission the owner, Mr. Eldridge, intends to separate two to three acres of the existing 14‑acre parcel so his daughter can build a house nearby. Thibault said the requested AR zoning is consistent with the intended residential use.
Planning staff listed standard conditions including compliance with Nevada Revised Statutes, Elko County code, and a requirement that deed conveyances include language adopting the approval’s recommendations and conditions. Commissioners moved to approve the application subject to staff recommendations and the motion carried.
The rezoning permits the property owner to proceed with a parcel map to split the acreage; any subsequent further subdivision or additional residences would require separate approvals under county code.
