Wells officials said Amazon and a propane refurbishing business are moving into the industrial park; infrastructure will be installed by the businesses and developers have already expressed interest in building new housing and duplexes.
City of Wells told the Debt Management Commission that new private development is driving near‑term infrastructure activity in the industrial park and that developers have already responded with housing proposals.
Sammy Mance, city clerk for Wells, said an Amazon distribution facility will locate on one side of the industrial park while Ultra Tanks (a propane refurbishing company) will occupy the other side. “They're paying for their own infrastructure, and then they will be paving on their side of the street, curb and gutter and pavement on their sides, the width of their property lines,” Mance said.
Mance said the city has budgeted for complementary paving on the opposite side of streets and that developers began calling the day Amazon’s plans were announced. She said builders have expressed interest in duplexes, apartments and manufactured homes; the city will look for grant support (for example, CDBG) to help install main water and sewer mains needed to make residential development feasible and affordable.
Wells officials said they expect private entities to fund on‑site improvements while the city may pursue grants or budgeted capital to complete main line extensions needed for housing. Commissioners voted unanimously to accept Wells’s indebtedness report and CIP.
