The Development Review Committee granted conditional approval Aug. 12 for a Precision Millwork industrial site plan on Lot 10 of the Sanquin Peaks Industrial Park, subject to redline corrections, landscaping requirements, and fire-sprinkler review. The site plan proposes a roughly 27,000–30,000 square-foot warehouse on the corner of Nebo Way and Dry Mountain Drive. Aspen (planning) asked that the DRC include the driveline exceeding 30 feet in the motion so the project receives required ERC (Engineering Review Committee) approval. Planning staff also asked for a data table confirming that at least 50% of required landscaping will be live plant material and that a 10-foot landscaping buffer be provided along side property lines as required by code. Fire staff (Ryan) confirmed the building includes an outside riser room with an external entrance, noting that a PIV in-line may not be needed if the riser is accessible; the fire department connection (FDC) must be within 150 feet of a hydrant, and sprinkler submittals will require third-party review. Building and engineering staff asked the applicant to confirm the location of a tree on the Nebo Way driveway and to shift it as needed to maintain clear sight lines. Storm-drain calculations for the site were reported to meet requirements. A motion to approve the site plan subject to redline corrections and the noted conditions carried on a voice vote. Staff will issue redline comments to the applicant for revision and will request the documentation required for ARC and ERC reviews before permits are issued.
