The Oak Creek Common Council on Aug. 19 approved a conditional‑use permit for a drive‑through as part of a proposed two‑tenant commercial building at 8355 South Howell Avenue. The applicant anticipates a coffee tenant and estimated 250–300 daily customers for the drive‑through.
Christie Lane, community development director, presented the application and said the conceptual site plan meets the city’s drive‑through accessory use standards. The plan shows six to eight vehicle stacking spaces with a 12‑foot‑wide drive lane and a required bypass lane; the applicant requested hours for the drive‑through between 6 a.m. and 8 p.m. Staff and the plan commission recommended approval with the drive‑through hours limited to those times.
Developer Daniel Wasserman spoke in favor of the application and told the council his planned development would be consistent with nearby frontage on Howell Avenue. Council discussion touched on queues facing Howell Avenue, storefront design and site circulation; staff and commissioners noted alternative layouts were discussed during planning commission review but the submitted concept complied with code standards.
Action: The council adopted resolution 12607‑081925 approving the conditional‑use permit; the motion carried on roll call.
Implementation: The site plan must meet the conditions in the resolution, including stacking, lane widths and the 6 a.m.–8 p.m. drive‑through hours. Staff will monitor the site during permitting and construction to ensure compliance with the CUP and the zoning code.
