Staff said right‑of‑way widths in the area vary from 300 to 350 feet and that neighboring properties to the east have the same 320‑foot right‑of‑way established when the expressway was improved. The applicant said dedicating the extra width would interfere with an existing cross‑access easement shared by properties along the frontage. Planning & Zoning considered the request on Aug. 5, 2025, and recommended approval of the variance and approval of the subdivision in revised preliminary form.
Commissioners asked whether TxDOT had provided comment; staff said none was on record and that the city’s thoroughfare plan governs the local requirement for 350 feet. The commission voted to approve the variance, with staff noting the final section lines would align the parcel with adjacent development and not block visibility to adjacent properties.
