On BOE25-007 the board reviewed a petition from Doris Turner challenging the assessor's valuation for parcel 8845700200. Turner presented a recent appraisal prepared for a lender and argued her acreage and the condition of structures warranted a lower assessed value than the assessor had listed.
Board members noted the appraisal had been prepared by a licensed professional and that several comparable sales cited in the report were proximate and recent. Because the appraisal expressly addressed condition and local market comparables and the BOE judged the licensed appraisal persuasive, the board overruled the assessor and established a new assessed total of $633,000 (land $108,000; improvements $525,000). One board member recused from this case because their company had ordered the appraisal for the petitioner's refinancing paperwork; the recusal was stated on the record before deliberation.
As is standard, the clerk will mail the written BOE decision to the petitioner within 45 days and the assessor's office will update the parcel record.
