The Champaign City Council on Aug. 5 voted 8-0 to rezone real property at 500'22 Kenwood Road ' the former CS Johnson factory site ' from CG (Commercial General) and I-1 (Light Industrial) districts to MF-2 (Multifamily Medium Density) to allow redevelopment for housing.
A developer representative, Nathan Shoemaker of Community Property Management (speaking as the site owner/developer), told the council he and his team own adjacent parcels and view multifamily housing as a better long-term use as the city has grown around the site. "We continue to make progress on our project and hope to be adding multifamily units and apartments in the near future," Shoemaker said.
Council members expressed support for adding housing supply; the roll-call vote was recorded as 8-0 in favor: Claiborne, Gladney, Kyles, Pianfetti, Pollock, Shannon, Williams and Mayor Feynon voting yes. The council record states that the structure of the former CS Johnson building has been removed and that the rezoning authorizes MF-2 zoning for future redevelopment.
Action: motion to rezone the property passed unanimously. No public opposition was recorded in the meeting minutes. The council did not adopt a site plan at this meeting; the vote was a zoning map amendment only. Future development will require submittal of appropriate site and building permits under MF-2 zoning.
