Council approves Pines Phase 4 subdivision, easements and lift station; emergency clause added for operational handoff

The Centerton City Council on Aug. 12 approved a package of development actions for The Pines Phase 4 subdivision and related infrastructure.

What passed: The council adopted Ordinance 2025-43 accepting the final plat of The Pines Phase 4 (single-family lots 1–65 and Tracks A, C, D and E) and recorded associated performance bonds: water and sewer bonds of $966,800 and street/drainage bonds of $939,516 (figures quoted during staff presentation). The council also accepted two 20-foot utility easements (addresses 11301 W AR-72 and 10895 Keller Road) by separate ordinances and accepted a warranty deed for the Phase 4 lift station under Ordinance 2025-45. Because that lift station is already in operation, the council included an emergency clause; the emergency clause passed on a roll call and the ordinance was adopted.

Why it matters: The vote clears a set of 65 additional buildable lots for the city’s housing supply and formalizes the city’s acceptance of the new lift station and associated easements. Staff reported bonds and inspections are in place.

Council process: The planning commission recommended approval at its Aug. 5 meeting; the city council conducted the final read and roll-call votes on the ordinances. Councilors voted in favor of the plat and easements; the lift-station acceptance passed with the emergency clause after a roll-call vote.

Ending: Councilors did not debate the terms at length during second reading; staff said required performance sureties were posted and construction documentation was in the record.
