The Lake Havasu City Planning and Zoning Commission voted 7-0 July 16 to recommend that the City Council rezone several Mohave Community College parcels to the Public Lands and Facilities (P‑1) district.
The commission's vote followed a staff report saying the college’s parcels are currently split among multiple zoning districts, complicating long‑range planning. "The subject properties are zoned into 3 different districts at the present, making planning for future growth on their properties difficult," staff said. The staff presentation added the request is "in conformance with the underlying land use categories of the general plan."
The change would consolidate parcels addressed at 720 Enterprise Drive; 1977 Acoma Boulevard West; and 2013 Chaparral Drive into a single P‑1 designation. City staff said there are no project plans tied to the rezoning; the rezone is intended to allow the college greater flexibility for future improvements. "There's nothing sinister about what we're trying to do here," said Rob Sampson, the applicant’s representative from Salberg Associates, during a brief presentation.
Staff reported no conditions for approval. No members of the public spoke during the item. Commissioner Tiffany Wilson moved to recommend approval to the City Council; the motion passed 7 to 0.
Why it matters: Consolidating the parcels into a single public‑lands zone would apply a uniform set of development standards to the college property and could streamline approvals for future campus projects. The item will next be heard by the City Council for final action.
Additional detail: During the staff presentation there were inconsistent scalars given for the college property (staff at one point referred to "15 acres" and elsewhere cited "50.29 acres"). The staff report presented at the hearing described the subject properties as consisting of multiple parcels; the precise acreage and ownership breakdown will be determined in the City Council packet and record.
