Council approves rezoning at 124 Cuco Lane, grants sign variances at McCall Road and I-69C

The Edinburg City Council approved three land-use and signage requests during public hearings on Aug. 19. The council approved a comprehensive-plan amendment and a rezoning request that will change 124 Cuco Lane from general commercial to suburban residential as requested by applicants Maria Beatriz Gonzalez and Jorge Segovia.
Maria Beatriz Gonzalez spoke at the public hearing and asked whether she could remain on the property in a mobile home while her new house is built. Council and staff said the parcel appears large enough to permit keeping a mobile home temporarily and that staff would follow up on the proper protocol to allow that during construction.
The council also approved a variance under the Edinburg Unified Development Code permitting signs to encroach into a 60-foot access and utility easement at 2107 South McCall Road, requested by A1 Skylight Science, and granted multiple sign-related variances — including exceeding maximum sign size — at 1300 North I-69C as requested by Edick Group LLC. Council members moved, seconded and approved each item by voice vote.
Planning staff and the planning director were present and noted the usual notice and permitting requirements apply; as with any variance or rezoning, subsequent permits and compliance with conditions are required before construction or business operations begin.
