Resident raises concerns about nearby plat, setbacks and a past field fire during public comment

Teresa Volenweider of 5201 Northeast Maybrook Road addressed the council during public comment, raising concerns about a recently approved plat prepared by Matthew Schlish.

Volenweider said the version she reviewed lacked a seal, signature, date and watermark and did not include language such as “do not use until signed and sealed.” She said a staff report prepared by Development Services staff member Hector Soto and checked by Kent Monter explained the property’s AG (agricultural) zoning allows a single‑family residence but that AG setbacks are significantly greater than other residential districts. Volenweider said the property is about 4.93 acres and that the plat’s placement of a house would meet AG setbacks, but that adding a regulation‑sized baseball field for a commercial operation would likely make compliance with setbacks impossible and thus “more than likely” prompt rezoning to a residential classification.

Volenweider also said she had placed hay bales along a property line and that on 06/28/2022 a fire had occurred within those bales; she presented a report about that fire during her comment. The mayor interrupted to keep public‑comment time on schedule; no council action or vote followed her remarks during the meeting.

Volenweider’s comments referenced the staff report and named the preparer of the plat and staff reviewers; council did not respond with formal action at the meeting.
