Lee’s Summit city staff presented an overview of housing data and a six‑step approach to a council‑identified “big rock” — housing — during the regular City Council meeting on June 16, and councilmembers spent more than three hours discussing which policy tools to pursue.
Amy Nassif, Interim Director of Development, told council members the presentation would cover definitions, benchmarks, inventory and a set of items the council had previously asked staff to research. Nassif said the city’s current population is “just over 107,000” with about 39,500 households, an average household size of 2.58 and a median household income “just under $105,000.” She briefed council on supply figures the city tracks: roughly 44,000 housing structures, about 600 single‑family lots under construction and about 446 multifamily units under construction, a rental vacancy rate “just under 4%,” a median new‑construction sale price of about $593,000 and a higher rental cost burden (reported at 48.5%).
