Commissioners schedule public hearings for land-use code review, continue two rezones to Aug. 12

County commissioners and planning staff outlined the schedule for the Chaffee County land-use-code (LUC) review and associated rezoning hearings. Planning staff said a joint meeting with the planning commission served as an initial kickoff and that the planning commission will hold a public hearing on Sept. 2; the board’s public hearing is scheduled for Sept. 9, according to staff.
Two rezone applications—one at 1361 Highway 291 and another for Arkansas Valley Sports Group at County Road 152—were continued because of public-notice discrepancies and were rescheduled for August 12 to allow correct noticing and additional review. Staff said both items will be reheard by the planning commission and then returned to the commissioners’ hearing schedule.
Separately, commissioners discussed a proposed ‘backcountry’ zoning designation that would apply to public land in Chaffee County intended to make development difficult should the federal government ever attempt to sell parcels. Commissioners described the proposal as a precautionary measure to assert the county’s interest in preserving public lands.
Commissioners urged residents who submitted comments on the LUC to watch the posted schedule on the county website and to attend the planning commission and board hearings; one resident asked for specifics about the LUC timeline and was told the initial planning commission hearing was that evening and that the public hearings are on Sept. 2 (planning commission) and Sept. 9 (commissioners).
