The Greeley Historic Preservation Commission on June 16 approved the replacement of the glass in two rear windows of the Lehi House, 1863 Thirteenth Avenue (case HPDR2025-0013), allowing double-pane glass with flat faux muntins to improve thermal performance while retaining the existing wood frames.
Staff told the commission the two windows are on a rear sun-porch addition and are not visible from the street; the proposed double-pane units will have faux muntins between the panes that are flat and readable as a modern alteration. Staff concluded the change is minimal, complies with the Secretary of the Interior’s Standards for Rehabilitation (Standard 6), and recommended approval. Staff sent notice to the applicant on May 29 and the applicant posted notice at the property on May 30.
Owner Bruce Cooper, 1863 Thirteenth Ave., said he had nothing to add beyond staff’s summary. Staff noted the sun-porch addition likely dates to the 1960s but that an exact date was not verified in the record. Staff emphasized the applicant will retain the original wood frames; only the glass will be replaced.
A commissioner moved that the commission find the replacement meets criteria A, C, E, F and H of Section 24-1,003(j)(1) of the Greeley Municipal Code and approve the request for a certificate of approval; a second was recorded and the motion carried by voice vote with no opposition. The approval applies to the two rear windows as described in HPDR2025-0013 and does not alter other windows or authorize further exterior changes.
No public comments were received during the hearing; the commission closed the public portion and approved the request.
