The Glynn County Mainland Planning Commission approved a site plan and associated variance on Aug. 11, 2025, to permit a 1,350-square-foot open-sided pole barn at 4109 Knight Street to serve a tow truck business. Commissioners voted 5-0 to approve the site plan contingent on the companion variance; the agent recused himself from the vote.
Christopher Carey, senior planner, described the request as a flag-shaped lot where the property owner operates a towing/drop-off yard. The applicant sought a variance to reduce a front setback measured to the highest-order road and a buffer modification to preserve existing vegetation along Highway 341. Agent Kevin Higgins said owner Jamal Nobles uses the site to store towed vehicles and wanted covered space for investigators and insurance personnel to examine vehicles out of rain.
Carey’s recommendation tied site-plan approval to the variance action. Commissioners approved the site plan contingent on the variance, with no public opposition recorded at the hearing.
Why it matters: The decision permits a modest accessory structure to support a local auto/tow business and regularizes the site layout while preserving existing vegetation along the highway where feasible.
Details and next steps The proposed pole barn is an open-sided 45-by-30 structure. Staff noted the property’s flag‑lot shape and existing vegetation; the buffer modification request would allow existing vegetation to satisfy part of the highway buffer requirement. Approval requires the owner to secure the variance for setbacks before final permit issuance and to meet any buffer conditions identified in plan review.
Evidence and provenance: Staff presented the site plan and noted the variance application; there were no public speakers in opposition or favor at the meeting.
