Property owners Corey and Tracy McClellan have applied to rezone approximately 4.36 acres at 782 Walter Road from R-1 low-density residential to C-2 highway service commercial, city staff told the board on Aug. 5.
The Planning Commission gave the application a favorable recommendation on June 24, 2025. City staff said the owners do not yet have a specific user or development planned but seek the change to align their holdings with surrounding commercial progress. Staff noted the parcel would back up to a Planned Development Residential (PDR) area recently approved by the board through the city Industrial Development Board (IDB).
The rezoning was presented as first reading of Ordinance 2025-21 (change to official zoning map for tax map 29, parcel 38). A public hearing on the rezoning is scheduled for the board's Thursday meeting at 5:45 p.m., at which the property owners expect to attend. The board asked whether there were any immediate questions; none were raised in the workshop transcript.
If the board approves the rezoning after public hearing, the change would amend the official zoning map for the stated parcel and allow uses permitted in the C-2 district under the city's zoning code.
