Commission recommends rezoning parcel on Walnut to allow townhouse replat

MUNCIE, Ind. — The Muncie Metropolitan Plan Commission voted unanimously to recommend rezoning a parcel at 718 North Walnut Street from R-5 (residence) to CB (central business) to permit a replat that will accommodate ongoing townhome construction.
Jonathan Chambliss, co-owner of CRU Properties LLC, told the commission the change is needed because the parcel as currently described would be split-zoned and that replatting requires a single zoning classification. Chambliss said foundations are already in progress and the replat will allow the developer to complete the townhomes without a split-zone conflict.
Commissioners found no stormwater or other outstanding technical objections and moved for a favorable recommendation. The vote was 7–0; the recommendation will be forwarded to City Council for final action on Sept. 8.
Next steps: The favorable recommendation will be transmitted to City Council. Final platting and permitting will proceed once council acts and site conditions comply with permitting and subdivision rules.
