Board backs rezoning of 2351 Benson Pool Road to general commercial

The Smyrna Planning and Zoning Board on Aug. 11 voted to recommend approval of rezoning case Z25-009, changing the zoning at 2351 Benson Pool Road from OD (office district) to GC (general commercial). The recommendation will be forwarded to the mayor and council on Sept. 22 for final action.
"This is rezoning KC25Dash009. Applicant is Alejandro Sanchez," Joey Stobbs, Planner II, said when he introduced the case, and noted staff is recommending approval because the surrounding area is predominantly general commercial.
Alejandra Sanchez, the property owner and applicant, told the board she does not plan to redevelop the structure and seeks the rezoning so prospective tenants who were not permitted under the existing OD classification could lease the space. "I just here to request to just change the zoning for the property 2351 Benson Pool just to, from OD to GC," she said.
Sanchez said she purchased the property in December 2020 and has received inquiries from prospective tenants including a barbershop and a retail store that could not operate under the current OD zoning. No members of the public spoke in opposition or in favor during the hearing.
A motion to approve Z25-009 carried; the motion was seconded by Board Member Evans. The board recorded the motion as approved and forwarded the staff recommendation to mayor and council. The meeting record does not show an exact roll-call tally for that vote.
If the mayor and council approve the change, the property owner said she does not plan immediate renovations and intends to lease to service and retail tenants permitted in the GC district. The staff report and recommendation will be included in the council packet for the Sept. 22 meeting.
