Sussex County Council adopted, as amended, conditional use number 25-81 on July 22 to permit storage/warehouse buildings and a car wash on a 24.87-acre parcel located on the southwest side of Zion Church Road in an AR-1 agricultural/residential district.

County planning staff summarized the application filed on behalf of Zion Church Ventures LLC. The ordinance was introduced with reasons supplied by Planning & Zoning (numbered findings 1'9) and conditions 10(a) through 10(t).

Council members proposed two amendments to the conditions. The first amendment removed the opening sentence of condition 10(d) that had restricted business use of storage units; council members voted to adopt that amendment. The second amendment changed condition 10(l) regarding signage to allow either a lighted or unlighted sign not to exceed 32 square feet per side; that amendment was also adopted. Council then voted to adopt the ordinance as amended; members recorded votes referencing the Planning & Zoning recommendation and public hearing testimony.

The short title was read into the record as amended and the ordinance was recorded as adopted. The council recorded its votes and the motion carried.
