The Columbia County Planning and Zoning Commission on Aug. 7 recommended approval of the final plat for Tillery Park Section 3A, a 55‑lot addition to the Tillery Park planned residential development off Baker Place Road.
The final plat covers single‑family and future townhouse lots and brings the total number of lots in Tillery Park to 271. Staff told the commission the section is bound by a zoning condition that requires completion of a second access point prior to plotting of 300. Staff also said single‑family minimum lot size in the PRD is 5,500 square feet and that the average lot size in the section is 8,414 square feet. The section includes about 11.39 acres of open space, an existing cemetery, future amenity area, sidewalks and street trees on both sides of the roads; construction was not complete at the time of the meeting.
Planning staff recommended approval; a commissioner moved to approve the final plat and another commissioner seconded. The motion carried by voice vote.
The commission’s recommendation will be forwarded to the Columbia County Board of Commissioners for final action on Aug. 19, 2025.
