Planning manager to hold public hearing on comprehensive-plan amendment to change lot-size minimum from 5 to 2 acres

Adam Trimble, planning manager, told the Board of Commissioners that a comprehensive-plan amendment will go to a public hearing tomorrow to consider changing a rural designation in a North Fork Toutle area from a 5-acre minimum to a 2-acre minimum.
Trimble said the request includes additional, adjacent parcels to create a logical block and that at least one large property owner supports the change. "Were saying were gonna change the plan and said what used to be 5 acre minimum, now it's 2 acre minimum," Trimble said, describing the map amendment and the staff recommendation. He said the change would also move one parcel from nonconforming to conforming status because of the smaller minimum lot size.
Trimble told commissioners that the amendment does not automatically allow subdivisions; any future development would still require separate permit reviews for water availability, critical-area protections and other requirements. Commissioners asked about stop-work enforcement on a nearby property and were told county staff had issued a stop-work order and had been on site with other agencies.
Trimble said planning commission supported the amendment and staff recommended approval; the board will open the public hearing, receive comments and then decide whether to approve or deny the map change.
