The Hinsdale Board of Trustees voted Aug. 12 to rezone and subdivide the 1.7-acre former Hinsdale Baptist Church property at 620 North Oak Street to permit seven single-family, code-compliant lots.
Luke, a village staff member, presented the application for Oak Hinsdale LLC, explaining the plan rezones 1.1 acres from IB (Institutional Building) to R-4 (single-family residential) and creates seven lots totaling 1.7 acres. The property was vacant and previously occupied by the church. The plan commission held a public hearing and recommended approval 7–0.
The developer agreed to install public improvements including a new water main along Fuller Road, a sidewalk on Fuller Road, repairs and replacement of the Oak Street sidewalk where driveway work occurs, and a fee in lieu of sidewalk construction on Franklin Street to preserve large parkway trees. The applicant will contribute $109,000 in lieu of the required 2,600 square feet of parkland, staff said. Each home will use on-site stormwater storage tanks to manage heavy downpours, modeled after recent local projects.
At the hearing trustees noted there was limited public opposition; the plan commission and staff said neighboring zoning is R-4 on all sides. The developer told the plan commission expected sale prices would range in the $2.5–$3.5 million range. The board approved the rezoning, site plan, exterior appearance and final plat by roll call.
