At its July meeting the Mesquite City Council heard public comment on tentative map case TM-25-004, a proposal to subdivide about 95.48 acres in the Anthem at Mesquite planned-unit development into 361 single-family lots.
John Chippert with Pulte Homes said the current proposal “exceeds” the number of lots allowed under the existing development agreement and raised questions about grading and how the new lots relate to Pulte’s property boundaries.
The issue matters to nearby residents because the subdivision map, Chippert and others said, appears to remove green open-space corridors along the eastern boundary of the project that abut Sun City. One resident asked, “One of the nice things about Sun City is the open spaces. Why are they trying to take them out of this? Is it just greed just to get more lots in there?”
Simon, a city staff member, said the applicant needs a written approval letter from the relevant property owner and recommended tabling the matter until that documentation and further buffering information are provided. Simon told the council he was “probably my recommendation would be the tabling it, because first they need a letter from party. It is within the PUD. … and then, the other thing is a step and recommend to, for them to provide the buffers toward the Southern” open area.
Speakers during the public-comment period also raised concerns about grading near a cliff area and asked for setbacks and buffers on the southern division to ensure safety and separation between properties. The transcript records public comment and staff advice but does not record a final council vote or formal action on TM-25-004 during this meeting.
Next steps noted on the record: the applicant is expected to provide a written approval/consent letter from the affected party and to supply plans for buffers; city staff recommended tabling consideration until those items are submitted. The council moved on to other agenda items after public comment.
