Planning board backs small rezoning on Log Landing Road to recombine parcel

The Effingham County Planning Board on Aug. 12 recommended rezoning 0.333 acres on Log Landing Road from R‑1 to AR‑2 to allow the parcel to be recombined with a neighboring 3.63‑acre AR‑2 lot. Miss Chelsea, planning staff, said the recombined parcel will be served by a private well and septic and that Log Landing Road is county‑maintained. She said the application is complete with the condition that Development Services must review and sign the plat and that the plat be recorded before the zoning takes effect. Applicant Ronald Vickery (listed on the meeting agenda as Ronald and Debbie Vickery) addressed the board and said the small parcel was previously joined to the larger property and that the current request would reunite the pieces so he can put a house on the land and use Log Landing Road for access rather than a private drive. Board members asked whether prior easements or Shadowbrook subdivision layout would affect the proposal; the applicant said Shadowbrook’s entrance was moved and that the easement in question is no longer in active use. The board recorded no public opposition and voted to recommend approval to the Board of Commissioners; the final decision is scheduled for the Sept. 2, 2025 Board of Commissioners meeting. Development Services staff will check and sign the plat to effectuate the zoning change once recorded.
