The commission accepted a comprehensive waterfront application from Sean Stanziali (applicant) and his engineer Kyle Case for 504 East Wakefield Boulevard. The project proposes demolishing the existing house and detached garage, constructing a new house with an attached garage, removing an existing concrete jetty, rebuilding the lake wall, relocating stairs, reconstructing walkways, and installing a dock with a boat lift and a jet-ski lift. The applicant said the property will be his primary residence and that the project rationalizes many nonconforming waterfront elements.
Commission staff noted the project increases overall impervious coverage slightly (to about 39.5 percent with the jetty removed) but that the applicant proposes an infiltration trench to collect roof-leader flow behind the lake wall and that ledge removal and regrading will be required. Commissioners raised multiple issues: the seawall must be engineered, the proposed jet-ski lift location requires a public hearing because it encroaches into the lateral boundary, and neighbors have submitted comments expressing public interest. Staff therefore requested an independent engineer review of the seawall and related shore-work calculations. The commission also flagged the project will go before the zoning board of appeals and that staff should coordinate public notices for both bodies.
The commission voted to accept the application and instructed the applicant to provide the engineered wall design and to shift the jet-ski lift outside the lateral boundary if possible to avoid additional hearings; staff will schedule a public hearing and begin coordination with police and other town reviewers as needed.
