Resident urges planning commission to present housing-demand study showing 450 units per year

A Manteno resident and longtime local planning participant urged the village Aug. 4 to host a planning-commission discussion of a housing-market study, saying the report shows the county needs roughly 450 new housing units per year for the next five years.
David Bergdahl said he discovered a study commissioned by the Economic Alliance and authored by Tracy Cross and Associates, published in April, which estimates demand for 450 new units annually because relatively little housing has been built since 2008. Bergdahl told the board that presenting the study to residents in advance of development proposals would help explain demand and reduce conflict when developers bring subdivisions forward.
He suggested the planning commission invite Tracy Cross or the consultancy to present the findings at a meeting, even if there is no other business on the agenda. Bergdahl said the expected demand could concentrate new housing in Manteno, Bradley and Bourbonnais, noting declining school enrollments in some districts as context.
No formal planning-commission action was taken at the Aug. 4 meeting; the comment was part of the public-participation period and the board did not set a date for the suggested presentation.
