A developer representative presented a final plat for Cadence Crossings Unit 1 during the City of Joliet pre‑council meeting on Aug. 4, saying the proposal is in substantial conformance with prior approvals and will include truck and trailer stalls and stormwater management lots.
The filing was presented by Kathleen West, an attorney representing All In Campus LLC, who said the property is “located between Chicago Street and the Union Pacific Railroad, north of Lehi Way Road” and “consists of approximately 70 acres.” West told the council the city approved a preliminary plat and rezoned the property to I‑1 light industrial in February 2011 and previously approved a special use permit for truck and trailer parking and related uses. “On your agenda tonight, is the final plat and recording plat of subdivision for King's Crossing Unit 1,” she said.
Why it matters: The final plat and recording plat are the documents the city uses to create lots and rights‑of‑way for development; city approval would clear the way for the developer to record the subdivision and proceed with site improvements subject to any additional conditions.
Details presented: West said Unit 1 will be developed “for truck and trailer stalls on Lot 1, and Lots 2 And 3 will be used for stormwater management.” She characterized the final plat as “in substantial conformance with the approved preliminary plat.” Rocky Kaler of Kaler Consulting and Robert Gilbert of Jacob and Heffner Engineers were present and available to answer technical questions.
On the agenda: The council agenda listed ordinances approving the final plat and approving the recording plat for Cadence Crossings Unit 1. The staff presentation did not state a final vote during the pre‑council remarks.
Next steps: The item remained on the council agenda for formal consideration at the regular meeting; staff and the developer said they would answer technical questions if requested.
