Maintenance staff reported routine and project maintenance across county facilities, including a fire-alarm recertification visit, phased parking-lot crack sealing, hallway floor stripping and waxing, regular mowing schedules, HVAC service and a cooling-tower repair, and recommended restocking winter salt.
At the start of the meeting, staff said fire alarms had been inspected and that a technician would return to finish work the next day. Staff also reported that the insurer or Illinois Fire Marshal charged a fee for inspection paperwork; staff described that practice as longstanding and said the county pays for the required certification paperwork.
Work on parking lots was described as occurring in two phases: an initial hot-rubber crack-seal application was complete and a second, less-invasive phase (partial-lot closures, reseal and striping) is expected later this month or in early September. Hallway floors had been stripped and rewaxed over the Fourth of July weekend; routine mowing was occurring as often as weekly or twice weekly after heavy rains.
Staff reported limited HVAC work overall: one heat-pump unit at the administration building required a refrigerant charge and condensate-line rework; courthouse and jail HVAC had only routine maintenance and a couple belt replacements. Staff described plans to start stairway patching and painting at the courthouse, a multiweek project, and noted cooling-tower repairs addressing a float switch had been completed and the tower was operating through recent hot weather.
On supply planning, staff said one full pallet and a partial pallet of winter salt are currently in the maintenance shed and recommended ordering at least three more pallets in September to ensure winter readiness. Staff also noted standing water in a north lot after heavy rain and that animal-control-adjacent vegetation needed attention; staff said they would address these items soon.
Staff opened the report for questions; committee members asked about specific claims listed in the packet (including one item for the Illinois Fire Marshal and a boiler recertification fee) and staff confirmed those are recurring types of charges for required inspections.
