The City of Milton Design Review Board voted unanimously Aug. 5 to approve the final building and site-and-landscape plans for a 7 Brew drive‑through coffee at 12875 Highway 9, attaching three staff conditions addressing the dumpster enclosure, parking‑area lighting and screening of mechanical equipment. Staff told the board the applicant revised circulation so queuing for two drive lanes would overflow on site rather than onto the public right‑of‑way and reduced a problematic 90‑degree turn that had raised safety and stacking concerns. Diana Wheeler, a staff presenter, said the new layout “works more efficiently and eliminates the issues” staff had identified at the June review. The applicant presented simplified building elevations and materials samples and agreed to reduce roof ornamentation and shorten the cupola and overhangs after earlier board feedback. The package shown to the board included additional landscaping along Highway 9, retention of some maple trees at the entrance where feasible, and five additional trees planned for the south side of the lot; staff noted the site’s detention grading limited opportunities to preserve certain stands of pine. Board members asked for and received a commitment that rooftop and ground mechanical equipment would be screened from Highway 9 views, that the dumpster enclosure be faced with materials matching the main building, and that parking‑area fixtures follow the city’s design‑standard specification (the applicant will provide fixtures similar to the Phillips Lumeck Domus model or equivalent). The board approved the building review and the site-and-landscape review separately; both motions included staff’s three recommendations. The applicant acknowledged ongoing coordination with public works on a potential future extension of a local access road and confirmed a land‑disturbance permit is in process. The board’s approval enables the applicant to proceed to permitting while final construction documents incorporate the board’s conditions.
