The Urbandale City Council approved Waterford Point Plat 3, a final plat that will extend Coyote Drive to 140th Street and add single-family lots planned under the Wheeler PUD. Assistant Community Development Director Christy Bales said the subdivision includes 50-foot lots with standard 30-foot front-yard setbacks and a 50-foot landscape setback and berm along 140th Street. She told the council the PUD originally designated higher-density uses at the corner, but the developer amended that portion to single-family detached. Sanitary sewer and water service will be extended into the site. Councilmembers asked about the timing and payment mechanism for planned reconstruction and paving of 140th Street, which the council discussed is partially in Dallas County and may be reconstructed in phases. Staff said when the city reconstructs the road there typically will be an assessment; developers may provide bonds or pay cash up front and property owners historically have not been assessed later. The city is working on plans to overlay and possibly reconstruct a portion of 140th Street, but a full schedule is not yet finalized. A motion to approve the Waterford Point Plat 3 final plat was made by Councilmember Rosenthal and seconded by Councilmember Bodie; the motion passed.
