Council approves Barrett Estates Plat 5 preliminary plat for 31 single-family lots

The Urbandale City Council approved the preliminary plat for Barrett Estates Plat 5, which will create 31 single-family detached lots on about 10 acres within the Roble PUD master plan. Assistant Community Development Director Christy Bales told the council the PUD originally was approved in 2016 and includes a mix of lot widths: wide single-family lots, some 60-foot lots and the earlier addition of 50-foot lots. The Plat 5 proposal includes typical 30-foot building setbacks, a required 50-foot landscape setback and berm along Waterford Road, and two detention lots. Lot sizes generally are a little over 6,500 square feet with several exceeding 8,750 square feet, and the larger cul-de-sac lot measures about 19,000 square feet. Bales said staff and the planning and zoning commission recommended approval subject to conditions set out in the staff report. She noted sanitary sewer and water services are available and will be extended into the site. Brad Cooper from Cooper Crawford appeared as the applicant’s representative. Councilmember Carberry Montgomery moved to approve the plat; Councilmember Bodie seconded the motion, which passed on the council’s vote.
