The BMZA on Aug. 5 postponed consideration of a variance request for 822 North Carrollton Ave after the applicant reduced its request from 20 dwelling units to 15 and said updated plans were not yet filed. Planning staff had earlier recommended approval for 15 units as a compromise to reduce the degree of variance and address community concerns about parking.
The applicant, represented by Nate Prentel of TW Consulting and property owner Lisa Dang, said they made the change earlier that day after community and planning discussions and will submit revised drawings. The proposed 15‑unit plan requires a minimum‑lot‑area variance (10,875 sq ft required; 7,200 exists) and an off‑street parking variance (15 spaces required; none proposed). The applicant explained the building is a large, L‑shaped historic structure that previously operated as a 27‑rooming‑unit facility and that 15 units were feasible without exceeding historical occupancy.
Board members expressed concern at hearing about approving a reduced density without seeing updated floor plans and asked the applicant to supply revised drawings showing how the 15 units would fit on each floor. The applicant requested the next available docket date and the board directed staff to schedule a new hearing after the applicant files updated plans and submits them to the record; the applicant said it aimed to return in two weeks if scheduling permits.
