Board concurs with plan commission to allow automotive body shop at 7401 Saint Louis Avenue, Unit B

The Village Board voted Aug. 4 to concur with the plan commission’s recommendation permitting a special use for a body shop at 7401 Saint Louis Avenue, Unit B.
Plan Commission Chair Paul Luke summarized the plan commission review, which approved the request by Chicago Title and Trust (as trustee) on behalf of Edgar and Jose Rivera. The proposed use would establish a body shop for fleet vehicle repair staffed by five employees; the interior layout includes four repair bays, three prep bays, a polishing bay, frame decks and a paint booth, plus offices and support spaces.
The plan calls for 22 shared parking spaces for employees and customers, three new ADA-accessible stalls, and three bicycle parking spaces. An additional fenced area to the east would provide about 31 spaces for vehicles awaiting repair. The petition also sought relief from a local requirement to provide one parking-lot tree for every 15 spaces; the planning commission considered that relief as part of the case. Commissioners noted an existing automobile repair business operates legally as a nonconforming use behind the proposed site.
The Planning Commission voted eight in favor with one member absent to recommend approval. Trustee Kimani Levy moved concurrence; Trustee Gail Schechter seconded. The clerk called the roll and recorded ayes; the motion passed.
No members of the public registered opposition at the plan commission hearing, and staff reported the site changes include removing a brick storage building to stripe additional spaces and adding accessible and bicycle parking.
