Commission approves demo‑move‑off at 10 Marble Way amid neighborhood complaints about adjacent development

The Historic District Commission approved move‑off/demolition applications for structures at 10 Marble Way on Aug. 5, despite several neighbors asking the commission to delay action because of concerns about broader development activity on adjacent newly created lots.

Neighbors described a pattern of rapid development on recently subdivided lots nearby, saying contractors have removed vegetation, parked on the street, and created construction debris and nuisance noise. "The development of the new 5 lots has detrimentally changed the neighborhood forever," a neighbor told the commission, and asked the commission to hold on approving more demolitions until those broader issues are addressed.

Commissioners reviewed the condition of the house and garage at Number 10. HDC members and neighbors said the structures are in poor condition. "The house is in really bad shape ... it's not salvageable in my opinion," one neighbor said. Commissioners noted the structure did not contribute to the island's historic fabric and that it had significant deferred maintenance; the commission voted to approve the demo/move‑off for the dwelling and the garage.

The vote carried but one commissioner said they were reluctant to approve without seeing the future proposal for the lot. The commission noted that it retains full design review authority over what comes back for new construction on the parcel and urged neighbors to raise concerns with the planning board or through permit applications where applicable.

Next steps: applicant may proceed with a demo/move‑off of the identified structures; any replacement building will require separate HDC review.
