Commission approves 5-foot lot-width variance for Mulberry River subdivision plan

The Planning Commission approved a variance request from Mulberry River Properties to reduce the minimum lot-width requirement from 100 feet to 95 feet on a 5.3-acre parcel on Hardy Road to allow subdivision into three lots. Mike Elrod, representing Mulberry River Properties, told the commission he recently purchased the parcel and that road frontage totals 295.5 feet, meaning one of the three proposed lots would fall five feet short of the ordinance minimum. Staff characterized the request as low intensity with no anticipated neighborhood impacts and recommended approval. No members of the public spoke in opposition. The commission moved to approve the variance during the meeting.
